Waterfront properties in Okanagan Landing have risen steeply in value in the past decade prompting owners and investors to make creative use of valuable real estate lots on or near the water. In particular, new resort style developments have been built recently including The Strand Resort, Seasons in the Okanagan, Paddlewheel Villas, and Brooks Lane Villas with varying titles of ownership and Okanagan rental and recreational use.
Kin Beach in Okanagan Landing is the divider between Bella Vista neighbourhood waterfront and Okanagan Landing neighbourhood. Coming from Vernon City neighbourhood via Okanagan Landing Road, Tronson Road turns off and travels by Vernon Regional Airport to Kin Beach before rising up the hill to Bella Vista and Adventure Bay. From Kin Beach, Lakeshore Road travels along the water to meet up again with Okanagan Landing Road. Okanagan Landing neighbourhood is directly across the lake from Bella Vista's Beachcomber Bay and Adventure Bay and these neighbourhoods enjoy fantastic views across the Lake to each other.
Paddlewheel Park in the summer offers family beach activity, tennis courts, a playground and field, and a hall for event rentals. There is a marina next door, and a short walk down the road one finds a general store and the Vernon Yacht Club. Near this location, Okanagan Landing Road becomes Eastside Road and leads to Camp Hurlburt and Ellison Provincial Park.
Okanagan Landing neighbourhood has seen significant development since being annexed by the City of Vernon. Okanagan Landing Plaza now serves the communities general shopping needs. An indoor soccer and sport center has been built at Marshall Fields, and two new schools have been built. Okanagan Landing Elementary School was built to serve the local community and Fulton Secondary School was relocated from Polson Park to a new building on Fulton Road between Okanagan Landing Road and Okanagan Avenue.
